How to Insulate a Basement

Basement walls are the one place where the standard stud-wall-and-batts recipe causes real damage. Concrete is permanently damp; the assembly has to let it dry without condensing on anything.

Why fiberglass against concrete fails

Warm, humid indoor air passes through fiberglass, hits the cold foundation wall, and condenses. The batt gets wet, the framing gets wet, and mold follows. This is the most common basement finishing mistake.

The fix is a continuous layer of foam directly against the concrete, which keeps the interior surface above the dew point.

The assembly that works

Concrete wall → 1.5 to 3 inches of XPS, polyiso or closed-cell spray foam sealed at all seams → optional 2x4 stud wall held against the foam → unfaced batts in the studs if you need more R → drywall. No poly sheeting on the interior side; the wall must be able to dry inward.

Foam thickness matters by climate: R-5 minimum in mild zones, R-10 to R-15 continuous in cold zones before adding any fibrous insulation inside it.

Rim joists and slabs

Cut rigid foam blocks for each rim joist bay, foam the perimeter with canned foam, or spray closed-cell foam. This small area is often 10–20% of a basement's total heat loss.

For floors, an insulated subfloor panel or 1 inch of XPS with plywood over it makes a basement feel dramatically warmer than carpet on bare slab.

Handle water before insulation

Any active leak, efflorescence or seasonal seepage gets fixed first — exterior grading, gutters, drain tile or a sump. Foam over a leaking wall just hides the problem.
